You Will Not Outrank the Portals, and You Do Not Need To
Every agent eventually discovers that the big listing portals occupy nearly every result for the searches that look most valuable. Property search at scale is their business, they have national inventory and enormous authority, and an individual agent or small team competing for those terms is spending effort on ground that was settled years ago. Accepting that early is what frees up the effort for searches that are genuinely winnable.
Two categories are winnable, and both are more valuable per lead than a browsing property search. The first is seller intent. Someone searching what their home is worth, whether to sell before buying, what improvements return at resale, or how commission structures work is contemplating a listing — which is the side of the transaction most agents actually want and the side the portals monetize by selling the lead back to agents rather than by serving it themselves. The second is hyperlocal knowledge. Not listings, which the portals will always have more of, but the things a database cannot answer: what a specific neighborhood is like to live in, how the school assignment actually works, which streets flood, what the HOA covers, why one subdivision holds value better than the one next to it.
That second category is where an agent has a genuine, structural advantage over a national company, and it is the least exploited ground in the entire category. It also ages well — a neighborhood guide keeps earning long after any individual listing has closed.
There is a constraint specific to this business worth knowing before you set anything up: Google's rules for individual agents and for brokerages are not the same, and profiles in this category get scrutinized more than most. Getting the structure right at the start avoids a suspension that can take weeks to unwind.
Reviews here are also unusual. A transaction is infrequent, emotionally charged, and long — which means the moment you ask matters enormously, and the right moment is not the day of closing when everyone is exhausted and moving.
